Understanding The Benefits Of Asphalt Resurfacing

By Betsy Davenport

Homeowners and business owners have many options when they want to replace an aging driveway or parking lot. Asphalt resurfacing is one low cost alternative. The new material can be added on top of existing asphalt to make it look new again. asphalt resurfacing

The material must be applied when it is hot or warmer outside, usually at least around sixty degrees air temperature. The surface area must also be warm. Contractors must be able to easily apply the liquid tar.

A resurfaced driveway or parking lot can last twenty years or more. Many environmental factors can affect the lifespan of the surface. Heavy vehicle traffic will wear away the surface faster. Material such as salt, oil, grease and gasoline from vehicles can weaken the asphalt.

If the existing surface has a lot of cracks or splits, new material will mean all of them are repaired at the same time. The newly poured liquid tar will seal the older cracks. It will also prevent any new cracks.

All of the weight of the material, over time, can cause the ground underneath it to shift, ever so slightly. Dips in the surface can also form, helping to cause drainage problems. Contractors will make sure they level everything properly.

Contractors advice homeowners and business owners to ensure the newly poured material has time to properly cure and dry before any heavy equipment is driven in the area. Generally, the area can be used within a matter of days or hours. However, heavy equipment should not have access to the area for the first week.

Asphalt resurfacing will retain its new look and color for many years. It is an investment that will pay off by helping to increase the property's value. The procedure can also be done more than once over existing asphalt.
